Step 3: Underwriting & Appraisal
Upon receipt of your signed pre-approval package and appraisal fee, processing begins.
What to expect from Sphynx Financial:
We begin underwriting, engage the appraisal, order the title, conduct environmental due diligence and review your loan. Your Commercial Loan Specialist will help you collect documents, plus answer any questions and keep you updated on the status of your loan.
What we'll need from you:
This phase begins with you – the receipt of your signed Pre-Approval Letter and appraisal fee sets everything in motion. Then, during processing, you'll be collecting any additional documents requested by the underwriters - with help from us of course.

All information submitted by loan applicants is subject to verification. All loan applicants must qualify under our underwriting requirements and satisfy all contingencies of loan approval. Loan approval will be subject to satisfactory appraisal, title review and no change in financial condition. Some loan types may not be available in all jurisdictions.
