Sphynx Financial seeks to acquire well located multi-family properties with strong demographics at prices below replacement value these assets should either be A/A - C/C class properties or be able to benefit from repositioning through improved management, enhanced property attributes and/or stronger financial control.

Financing
Sphynx Financial purchases properties either by leveraging its equity subscriptions or as an all cash purchase with no financing contingency. If available, Sphynx Financial would be interested in assuming existing financing on target assets, including municipal tax exempt bonds and the purchase of notes as a vehicle to acquire real estate.
